Probate and deceased-estate house clearance in Colchester

Clearing the home of someone who has died is rarely just a waste job. Colchester Clearance helps executors, families and solicitors arrange a careful full or partial clearance in Colchester and nearby Essex towns: fixed quote first, then a checked local registered waste carrier clears the agreed list.

Rooms being cleared during a house clearance in Colchester

Who this is for

  • Executors and administrators who need a property emptied for sale, valuation or handback.
  • Family members, often living away from Colchester, who cannot spend weeks emptying a house.
  • Solicitors and estate agents acting for an estate who need a clear point of contact and a fixed quote in writing.
  • Landlords and housing providers clearing a property after a tenant has died, once the right person has authorised it.

Before anything is removed

Take your time over this part. Once items have gone, they cannot be brought back.

  1. Check who has authority. Usually the executor named in the will, or the administrator if there is no will. If a solicitor is handling the estate, ask them whether contents can be cleared yet.
  2. Value contents if needed. Household contents may form part of the estate’s value for probate and inheritance tax. GOV.UK explains how to value the estate of someone who has died.
  3. Find documents and valuables. Wills, bank papers, deeds, jewellery, photographs and anything sentimental should be removed or set aside first.
  4. Let family choose keepsakes. Agree what stays before a clearance date is booked.
  5. Consider reuse. Good furniture and household items can often go to charity shops or reuse schemes; the Love Essex reuse directory lists options across Essex.

Our free house clearance checklist for executors (with a printable PDF) walks through these steps in more detail, including council tax and checking the waste carrier.

What a clearance can cover

Every estate is different, so we quote from your list and photos rather than a price table. A clearance can be:

  • Full: the whole house emptied of everything on the agreed list, including the loft, garage and shed.
  • Partial: a few rooms, or what remains after the family has taken what they want.
  • Outside too: an overgrown garden or a pile of garden waste before a sale.
  • Bulky single items: beds, wardrobes, sofas and fridges and white goods.

Partner carriers follow your “must go / must stay” list. They do not sort sentimental property for you, value contents or buy items. If you need valuation or sale of contents, arrange that first with a valuer or auction house.

Keys, access and not being there

Many probate clearances are booked by someone who lives elsewhere. Tell us on the form who is authorising the job and how access will work. Keys can be collected from an agent’s office or left in a key safe by arrangement. Note parking, stairs and any shared entrances. Room photos help us give a fixed quote without a wasted trip.

How quoting and booking works

  1. Send details and photos via the quote form: postcode, rooms involved, what must stay, and who provides access.
  2. We call you back with a fixed quote before anything is booked. No obligation. There is no published price list: volume, access and the type of items drive the figure.
  3. A local registered waste carrier clears the agreed list and takes waste to authorised facilities. Ask for their registration details when you book.

We answer enquiries Monday to Friday, 08:00–17:00.

Probate house clearance FAQs

Can the house be cleared before probate is granted?

It depends on the estate and the will, so check with the executor or the solicitor handling probate before anything is removed. Contents may need to be valued for probate first. GOV.UK explains how to value the estate of someone who has died. We will not give legal advice; we arrange the clearance once the person with authority confirms it can go ahead.

Can you work with our solicitor or estate agent?

Yes. Many clearances are booked by someone who does not live at the property. Tell us on the quote form who is authorising the clearance and who will provide access, and we will call that person back with a fixed quote before anything is booked.

Does someone need to be at the property on the day?

Not necessarily. Keys can be collected from an agent’s office or left in a key safe by arrangement. Say what you plan on the quote form so the partner carrier knows before they travel. A clear “must go / must stay” list and room photos make an unattended clearance much easier.

What happens to valuables, documents and keepsakes?

They stay with the family or executor. Please remove or clearly set aside valuables, paperwork, photos and anything sentimental before the clearance. Partner carriers follow your agreed list; they do not sort, value or buy contents.

Do you buy contents or take money off the quote for resale items?

No. Colchester Clearance is an introduction service that passes jobs to local registered waste carriers. We do not buy contents or offer valuations. If valuing or selling contents is your priority, use a valuer or auction house first and book the clearance afterwards.

Who actually carries out the clearance?

A checked local registered waste carrier that Colchester Clearance passes your job to. Ask for their waste carrier registration details when you book, and check them on the Environment Agency public register.
